Project Planning and Costs

Broadcast flooring system across a food production facility floor

Good flooring projects are decided before anyone opens a pail, in the scope, the schedule, and the questions asked while there is still time to change the plan.

What actually drives commercial flooring cost?

Square footage is only the starting point. The real drivers are the surface preparation the slab needs, repairs to joints and damaged concrete, the system type and thickness specified, detail work like cove base and drains, moisture mitigation when testing calls for it, and the schedule, since night, weekend, and phased work costs more than open daytime access. Two quotes for the same floor can differ widely because the scope under the finish differs, so compare line items, not just totals.

How do you prepare your facility for a flooring project?

Clear the work area completely, plan where production, inventory, and people go while each section is down, and settle access, power, and water questions before the crew arrives. Decide ahead of time how drains, equipment feet, and fixtures are handled, and protect anything that cannot move. Most schedule overruns on flooring projects come from areas that were not ready, not from the flooring work itself.

What questions should you ask before choosing a flooring contractor?

Ask how the concrete will be prepared, and expect a mechanical answer, grinding or shot blasting, not acid or a mop. Ask whether moisture testing is included, what the full system build and thickness are in writing, what the warranty actually covers, and how the work is phased around your operation. Ask for facilities like yours that you can check. The quality of the answers tells you as much as the price does.
